Work will soon be underway on a development of 30 sustainable, affordable homes in Salford led by Stanley Land and Homes.
Being developed in partnership with registered provider ForHousing, the scheme of one and two-bedroom apartments is being built on land off the A57 Liverpool Road and Alexandra Road in Eccles.
The homes have been designed in accordance with Greater Manchester Combined Authority’s Places for Everyone plan and Totally Affordable Net Zero (TANZ) design standards which focus on operational net zero at the point of delivery and aim to ensure low energy bills for residents.
The scheme, which has also received funding from GMCA’s Brownfield Housing Subsidy Scheme, features two separate buildings of 18 and 15 apartments with a communal resident garden and seating area, as well as a resident parking court.
A rainwater garden will help to capture water run-off from the development, creating a create sustainable drainage system.
The planning application received unanimous approval from Salford City Council’s Planning and Transport Regulatory Panel. A Section 106 agreement has also been finalised allowing works to commence on site imminently.
Neil Hughes, director of Stanley Land and Homes, said: “These sustainable homes are being made available for social rent in an area where we know there is acute demand for genuinely affordable one and two-bedroom properties.
“We’re proud to be working in partnership with ForHousing to deliver these new homes which will also help to reduce running costs for residents because of their sustainable design and energy efficient features. We’re looking forward to getting on site and seeing the development take shape.”
The site was formerly home to Patricroft Methodist Church which had been unused since its closure in 2020. The scheme’s architecture reflects the history of the site and the church’s original memorial stone will be retained within the development.
